This inspection is performed prior to taking possession of your newly constructed home. As an independent inspector, I will often uncover deficiencies that were overlooked by the safety codes inspector. In most cases the deficiencies found can be rectified before you take possession. This inspection is designed to help you identify deficiencies that can be corrected prior to the end of your New Home Warranty Program. The 11th Month Inspection is ideal as the home has gone through all four seasons of our Canadian climate including freeze/thaw cycles revealing settling issues, cracking and other deficiencies. We will also help you identify issues that may be the homeowner’s responsibility and offer recommendations on how to keep your home maintained.
This inspection will help protect your investment. I create a list of maintenance requirements based on the visible conditions of components and list deficiencies found in priority. I recommend this inspection be performed every 3 to 5 years to help identify and monitor the home’s many components before they become major issues. I recommend this inspection be performed in the spring or summer, permitting access to roofing and fixtures. This will also allow time for maintenance or repairs to exterior components.
