Pre-Owned Residential Home Inspections

This inspection is tailored to people purchasing a pre-owned home. I help you identify both major and minor deficiencies of the home you are considering. My findings will be compiled into a detailed report providing you with recommendations on what needs to be repaired and their priorities.  For a relatively small fee to inspect a home and identify defects that my go unnoticed to the untrained eye, this small step may save you thousands of dollars at a later date for costly repairs. New Home Pre-Delivery Inspections

This inspection is performed prior to taking possession of your newly constructed home. As an independent inspector, I will often uncover  deficiencies that were overlooked by the safety codes inspector. In most  cases the deficiencies found can be rectified before you take possession. It is strongly recommended to have a home inspector perform extensive inspections throughout the construction process to ensure that nothing is overlooked. See Construction Phase Inspections 

11th Month New Home Warranty Inspections

 This inspection is designed to help you identify deficiencies that can be corrected prior to the end of your New Home Warranty Program. The 11th Month Inspection is ideal as the home has gone through all four seasons of our Canadian climate including freeze/thaw cycles revealing settling issues, cracking and other deficiencies. We will also help you  identify issues that may be the homeowner’s responsibility and offer recommendations on how to keep your home maintained. 

Home Maintenance Inspections

 This inspection will help protect your investment. I create a list of maintenance requirements based on the visible conditions of components and list deficiencies found in priority. I recommend this inspection be  performed every 3 to 5 years to help identify and monitor the home’s many components before they become major issues. I recommend this  inspection be performed in the spring or summer, permitting access to roofing and fixtures. This will also allow time for maintenance or repairs to exterior components.

Pre-Sale Inspections

 If you’re going to be selling your home, a pre-sale inspection will identify minor and major defects. This way, you can repair the defects and speed up the sale of your property. It will also avoid having to re-negotiate and possibly settling on a lower sale price. It will give you, the seller peace of mind knowing what to expect before deficiencies are found at the time of inspection by the buyers inspector. Today’s buyer is looking for a move-in ready home.

Construction Phase Inspections

If you are building a new home these are the most crucial inspections. It is the perfect opportunity to discover any problems and have them fixed before they are covered over and not detectable, which could lead to very costly repairs at a later date. This is perfect if you are general contracting your own home and would like a second opinion on a specific issue or at the completion of every phase through the course of construction. It is also recommended to have these phase inspections performed even if you have hired an experienced builder, as sometimes things get overlooked by the contractors and the building codes inspectors. With my experience as a General Contractor and as an Architectural Technologist with extensive building code knowledge, I can identify problems and can also recommend the best building building practices.
